Benjamin Ranch Hop on your horse and mosey on over to the Historic

Benjamin Ranch has it all! Kids can ride on a stagecoach, learn how to rope a
cow or sit by the campfire and listen to the tales of the Old West.
The Deanna Rose
Children's Farmstead The Deanna Rose Children's Farmstead has just about
any animal you can find on a farm - cows, goats, sheep, ponies, draft horses,
miniature horses, donkeys, chickens, turkeys, geese and ducks. In addition many
wild animals call the surrounding habitat home and it is not uncommon to catch
a glimpse of prairie dogs, bobcats or several birds of prey. The Farmstead also
includes vegetable and flower gardens, a one-room country schoolhouse an old
time fishing pond, horse drawn wagon rides and pony rides.
Kansas City Zoo The Kansas City Zoo
sits on 202 acres of rolling hills in the middle of Swope Park, the second
largest urban park in the United States. Home to almost 900 animals from six
continents around the world the zoo has been engaging children for over 95
years. The zoo's newest feature is the IMAX cinema where you can experience out
of world phenomena as life at zero gravity on the Space Station.
The Arabia Steamboat Museum The Arabia
Steamboat Museum features one of the largest collections of pre-Civil War era
goods in the country. The steamboat originally sank to the bottom of the
Missouri River in 1856. Over a century later, a portion of the ship and the
majority of its 200 tons of cargo were recovered. Today visitors can see for
themselves the unbelievable treasures that have been hidden underwater for over
132 years!

Ernie Miller Nature Center Enjoy 113
acres of tall grass prairie land, expansive meadows, dense woodlands and
bubbling streams, all made convenient through paved hiking trails. The Nature
Center also includes an education center and an outdoor amphitheater. Hike one
of three trails, study an owl or hawk undergoing rehabilitation, marvel at the

Disclosure Laws >Read the Fine Print
Many states require the seller of a home to fill out a real estate disclosure statement when transferring the title. The disclosure is designed to reveal any material defects in the home to the new owner. When buying a home, take the time to read the fine print of the disclosure form.
Look for a section that asks the seller to indicate the material defects that exist in the home's major systems. Most forms will specify interior and exterior walls, ceilings, roof, insulation, windows, fences, driveway, sidewalks, floors, doors, foundation, and the electrical and plumbing systems. As the buyer you will want to know of defects in any of these areas.
Sellers are required to note the presence of environmental hazards or zoning violations. They must disclose if there are any encroachments or easements, or walls or fences shared with adjoining landowners. Room additions or repairs made without the necessary permits or not in compliance with building codes must be noted. Sellers must disclose citations or lawsuits against the property. If any such conditions appear on the disclosure form, consult with your real estate agent immediately regarding how to proceed with negotiation.
